Attention All Residents Important info below It is important to remember that we must abide by all regulations laid out in the lease, as well as federal, state, and local guidelines. This notice is to give all residents an advance notification before fines are levied and breach of lease is filled. Please note the following community rules and regulations: • Trash, indoor furniture, bikes; toys etc. of any kind are not permitted on patios, balconies or breezeways. This is a City of Greensboro ordinance; violators are subject to FINES by the property as well as The City of Greensboro. Please note we will strictly enforce the code and fines. All valet trash must be bagged and tied in the provided can for the trash to be removed by valet. Any extra bags or items will not be picked up and will have a $150.00 fine added to your account at The Madison. NO TRASH OR CAN SHOULD BE OUTSIDE YOUR DOOR EVER; ALL CANS SHOULD BE PLACED OUT FOR PICK UP BY 5 PM AND BROUGHT IN BY 10 P.M SUNDAY-THURSDAY ONLY. DO NOT LEAVE THE VALET TRASH CAN OUTSIDE; IF YOU DO YOU WILL BE FINED $150 FOR EACH OCCURANANCE. Please stop throwing trash on the ground, it take hours for staff to pick it up, which takes away from other important things that need to be done. Take pride in your community and keep the outside area of your apartment clean. • Aggressive Breeds/Pit Bills are not permitted on the property. This includes mixed breeds as well as full blooded. If you have one you must remove it from our property immediately or we will reserve the right to terminate your lease agreement, unless the animal is a service animal in which you need to provide documentation. • Pet waste MUST be disposed of in a trash receptacle. Pets are not permitted to eliminate near buildings/patios or sidewalks. Pet waste left on the ground can get into drinking water supply in addition to spreading disease to other pets and humans. It’s absurd the amount of waste around the community from irresponsible pet owners, it is not our staff’s responsibility to pick up behind your pet nor is it fair to your neighbors. No pet is to be without a leash or left unattended on a balcony for any amount of time. If this is observed, animal control will be called and we will enforce the lease pertaining to pets, which can lead to termination of the lease agreement. • Grills are NOT permitted on patios or balconies. This is a City of Greensboro ordinance. Violators are subject to FINES by the property as well as The City of Greensboro. Please remove all grills, indoor furniture and any fire hazard material by 2/12/2022 to avoid fines. Fines up to $200 a day will be issued starting 02/12/2022 per your lease agreement Paragraph 17C: You shall not use an open flame device, including but not limited to any charcoal or gas grill or heating unit, within 50 feet from the building and any combustible material. • Please check your smoke alarms and CO2 Alarms. The lease states that you are responsible to replace all batteries needed in your alarms during your tenancy and that you will inspect and test alarms on a regular basis. If you fail to do so, you may be liable to us for damages should fire/smoke damage the property. Please call if it malfunctions. • Light bulbs, plumping, and Filters- It is the responsibility of the ternate to replace light bulbs in the home per your lease; staff replaces florescent bulb only. Please make sure ALL other bulbs are replaced by you. Free bulbs are still being offered through Duke Energy. PLUMBING-Please make sure if your toilet is clogged that you have plunged it with your plunger before calling in a work order, if our team clears the line with a plunger you will be charged for the call. If our team pulls items such as feminine products, contraceptive products or other items that doesn’t belong in the toilet you will be charged $100 for the call. Also, please turn off water to over flowing toilets; it’s not the staff’s duty to clean up the bathroom with fecal matter in it. HVAC Filters- It is the responsibility of the resident to replace the filter in the home quarterly, we can provide you with one if you stop by the office or you may purchase your own. Please make you change your filter to keep the system healthy and your power bill down.

Dear Residents, Please note that tomorrow there will be no trash service from Valet trash anf all compactors will be closed tomorrow, we are replacing the two existing ones with a new compactors. We know that this is last minute, we do appreciate your understanding. Thank you, Madison Manager

Good afternoon Madison Residents! Please be advised that your heat will be switched on by maintenance starting now through next week. You can expect a slight odor when the heat is first turned on, that should go away after the first day. You may also notice a slight discoloration in you water, please don't be alarmed as this is normal, please run the water until it runs clear. Thank you all for being great residents!

In an effort to provide the best possible service to the residents of our community, your utility billing service provider has been changed to Community Utility Billing Services (CUBS), effective as of January 2015. You first bill from CUBS will be generated around January 14th, 2015 with a due date of February 3, 2015. Subsequent bills will be sent on or around the same date each month. Please note that all payments are to be made directly to the new billing provider. If you currently have any unpaid or past due water/sewer/trash charges, those will need to be paid in full to The Madison at Adams Farm office.
